New Owner Information
The first buyer orientation or walk-through is approximately two weeks in advance of move-in. The second walk-through is move-in day. The purpose of these orientations is to acquaint you with the features of your home, where things are located and how systems operate. In addition, this is an opportunity for you to make note of any workmanship deficiencies there may be in the home. This is your time to learn everything you want to know about your new home and to participate in the final inspection. Please do not hesitate to ask questions. Buyers should take special care to call the attention of the Customer Service Representative to items that are not warranted as:
All incomplete items will be recorded on the Punch List and completed within 30 days of the walk-through. Home Owners Handbooks are provided at final walk-through. These include owner’s manuals, maintenance and warranty information. Your property manager, Rowley Properties Inc., is responsible for setting up your electric, gas and water accounts. TICOR TITLE COMPANY INFORMATION Approximately 2-3 days prior to your closing date, Ticor Title should receive loan documents from your lender (if applicable). At that time, you will receive a call from Ticor Title to schedule an appointment to sign the closing papers. Prior to your signing, they will notify you of the amount of funds necessary to close any outstanding loan conditions. You will need to provide either a cashier’s check payable to Ticor Title Company or arrange to wire transfer your funds. Contact Ceytha Bruner for wiring instructions. If you are liquidating stock, remember it can take up to 2 weeks to process the paperwork with the brokerage company. The signing will take place in the Bellevue office of Ticor Title. The signing will take between 30-60 minutes. Please bring picture ID with you for Notary purposes. You will receive copies of all documents you have signed. Once Ticor Title has received an authorization to record from your lender, they will notify you, Rowley Agency, and the Seller. After closing, you will receive a Final Settlement Statement from Ticor Title. Within the next two months you will receive your original recorded Statutory Warranty Deed and the original Title Insurance Policy from Ticor Title Company.
Before keys are issued and move-ins allowed, your home must be closed, funded and recorded. This is usually one day following but could be up to three days following the signing of your escrow papers. Move-in damages are the homeowner’s responsibility. Please consult your Public Offering Statement and Homeowner’s Association before making any minor or major changes to your new home.
